Through our relationships we can offer a Commercial Lending program that offers collateral based problem-solving loans. We strive to make real estate loans on properties that may not meet conventional underwriting criteria with mainline financial institutions. Armstrong Capital and its lenders have been highly successful in providing "bridge" loans on "value enhancement projects" and "turnarounds" that may need "cleaning up" or stabilization before they can qualify for conventional financing. We provide flexible financial solutions where other lenders may not. Our custom loan structures can accommodate difficult credit underwriting; phased-fundings, partial release mechanisms, accrual/interest reserves, even land acquisitions & development loans. Each transaction is customized to the specific characteristics of the real estate and the borrowers’ requirements. Not all products and services are available in every state. COMMERCIAL LENDING GUIDELINES Limits: $1,000,000 TO $15,000,000 per transaction/same project. Larger Loans considered on a case by case basis. Property Type: All commercial property types considered, including development sites, vacant buildings, redevelopment, turnarounds, bridge loans & collateral based. Market: Nationwide Cost: Our loan fees are based on the risk of the deal, but average 2-5 points. Minimum deposit of $10,000. (For out of pocket costs include appraisal, title, doc prep, legal, credit, processing fee and necessary due diligence.) Rate: Minimum of 12% per annum. (Add at least 1% for land developments.) Security: First Position Trust Deed or Mortgage and substitute collateral (In the event a second is needed, inquire.) ITV: Maximum of 75% loan-to-value. Recourse: Preferred but not required. Additional Advances: Infrastructure, leasing commissions, tenant improvements, other development costs. Timing: Typical transactions require 30 days for review, processing, and funding but will respond according to borrowers needs!
